Industrial Development 

After successfully completing the development of 14,000 sq/ft of industrial units on this site, we were commissioned to obtain planning permission to develop a further 17,000 sq/ft of B1, B2 and B8 offices and warehousing.

After completion of a successful planning process, work commenced on the engineering phase of the project. This included producing working construction drawings along with all the relevant structural designs and calculations.

Upon approval of all construction drawings and the pre-construction phase, work commenced on site.

The key phases of the project were: -

  • Site survey and trial bore holes to check ground conditions and bearing capacity and limitations

  • Detailed site survey, carried out in house by Key Projects

  • Site strip and preparation including all development of levels

  • Foundations

  • Steel Erection

  • Cladding and external shell

  • Groundworks including all drainage, attenuation, ducting for utility services

  • Internal floors

  • Laying concrete and tarmac to create the external yard and parking area

  • Landscaping

On completion of the site work all necessary paperwork for commissioning was issued along with warranties for all the completed units

The project was successfully completed in under six months, but we were promptly commissioned by several purchasers to fit-out their units. Various levels of finish were achieved, from simple office and toilet facilities to a complete office spec including all Mechanical and Electrical installation. In particular, one unit required the removing of the roller shutter door and the installation of a full height glazed screen.
